What a buyer decides in the first ten seconds
Most buyers make up their mind before they reach the hall. What they notice, in order, and the inexpensive changes that make the difference.

“Price it honestly, present it beautifully, and pick up the phone. Everything else is detail.”
Eleanor spent twelve years at one of London’s larger agencies, the last four running its Highbury office, before opening Residenza on Upper Street in 2008 with one desk and a borrowed van for viewings.
Eleanor still values homes every week, mostly Georgian and early Victorian houses in Barnsbury, Canonbury and around Highbury Fields, and still sits in on the Monday pricing meeting in each office. Sellers who have moved two or three times with Residenza tend to ask for Eleanor by name.
Outside work, Eleanor sits on the board of a local housing charity and walks the New River path most mornings.
