The process

Six steps, one agent

  1. 01

    Valuation

An honest price based on what has sold nearby, not a number to win the instruction.

  2. 02

    Preparation

A room-by-room list of small things that change a buyer's first ten seconds.

  3. 03

    Photography and plans

Architectural photography, a measured floor plan and a short film, booked within a week.

  4. 04

    Launch

Two days with the buyers already registered with us before the home reaches the portals.

  5. 05

    Viewings

Accompanied by your agent, never a junior, with feedback the same evening.

  6. 06

    Offer to completion

We check every buyer's position and finance, then keep the chain moving with weekly calls.

Reviews

Sellers on selling with us

  • “They priced our house below two other agents and we were nervous. It went to best and final in nine days and sold for twelve per cent over guide.”

Hannah and Rob M.Sold a Victorian terrace in Clapham
  • “James knew the house better than we did by the second viewing. The negotiation was calm and fair, and the chain held because everyone kept talking.”

Questions

Selling, answered

How do you arrive at a price?

From sales we have agreed and completed on the same and nearby streets over the last eighteen months, adjusted for size, condition and outside space. You get the evidence in writing with the valuation.

Do I have to sign a long contract?

No. Our agreement runs for eight weeks and then rolls on with two weeks' notice. If we are not getting it right, you should be free to leave.

Who shows buyers around?

Your agent does, on every viewing. If you would rather show buyers yourself we can arrange that too, but most sellers find it easier to be out.

What happens after an offer is accepted?

We check the buyer's finances and chain, instruct both solicitors, and call everyone involved every week until exchange. You will always know where things stand.

Free valuation

What is your home worth today?

An agent who sells on your street will value it in person, usually within 48 hours. Free, and with no obligation to instruct us.
